Planning Board Approves Warehouse on Gaither Road

Three office buildings in Mount Laurel will be demolished and the property owner will build a huge warehouse in their place, the Planning Board decided.

Members unanimously approved Gateway Park LLC’s application for the 437,262-square-foot warehouse on Gaither Road, replacing a total of 216,730 square feet of office space.

Members of the public did not testify.

A warehouse is a permitted use for the 26.5-acre site.

Mt. Laurel Township Council Passed Re-Zone on Commerce Parcel

Council Takes Step That Would Allow More Industries in Mount Laurel

he Mount Laurel Township Council unanimously passed a resolution at its June 13 meeting that would re-zone two parcels of land on Commerce Parkway to industrial.

Currently, the two parcels of land on Commerce Parkway and another existing building are zoned as Office-2 or O-2, according to Township Manager Meredith Riculfy. The properties that surround the land are zoned I or industrial, causing what is known as a split zone, according to the Township.

The resolution stated that split-zone areas are “not in the interest of the general welfare of the community.” The resolution further stated that by changing the two parcels of land and the other existing building from O-2 to Industrial would “provide for consistent regulations against similar properties.”

A large warehouse with 38 loading docks on vacant land off Briggs Road near the Route 38 intersection was approved by the Mount Laurel Planning Board on Thursday night, with only one resident objecting.

The 190,470-square-foot warehouse, which does not yet have a tenant, is a permitted use in the Township’s industrial zone.

Board members voted to approve the application from developer Grey Park Briggs LLC of Watchung, New Jersey.

A developer plans a 190,470-square-foot warehouse with 38 loading docks on vacant land off Briggs Road in Mount Laurel near the Route 38 intersection.

Plans to demolish an office building off Fellowship Road in Mount Laurel and build a 191,216-square-foot warehouse have been approved by the Township Planning Board.

Board members voted 9-0 on November 10 to permit owner Prologis Inc. to build a new warehouse in place of the existing 114,676-square-foot, one-story office building.

The 16.82-acre site between East Park and West Park drives is an excellent location for a warehouse because it is only about one mile from Exit 4 of the New Jersey Turnpike.

Developer Plans to Demolish Offices for Warehouse in Mt. Laurel

A developer is proposing to build a 191,216-square-foot warehouse distribution facility with 35 loading docks and 81 truck/trailer parking spaces off Fellowship Road in Mount Laurel.

Prologis Inc.’s plan for the 16.82-acre parcel at 112 West Park Drive is scheduled to be heard Thursday by the Planning Board. A public hearing on the warehouse also is scheduled for the meeting, which begins at 7 p.m.

A 114,676-square-foot, one-story office building now on the property would be demolished.

Warehouse on Union Mill Road in Mount Laurel Approved in Court.

Abiding by an out-of-court settlement, the Mount Laurel Planning Board on Thursday night unanimously approved a scaled-back plan to build a warehouse off Union Mill Road.

A unanimous vote last November against the project was challenged in state Superior Court in Burlington County early this year by developer Union Mill Road LLC of Wilton, Connecticut. The project, a permitted use under Township zoning law, will be located next to the Brightview Senior Living complex on a heavily wooded property.

The board’s traffic concerns following hours of testimony against the project by neighbors, sparked the original denial. However, both the Township and the developer agreed to settle the dispute.

Prologis buys Mount Laurel office building

Prologis Inc. has paid $13.25 million for a 114,646-square-foot office building in Mount Laurel that it intends to raze to make way for a new 184,500-square-foot industrial facility. 

Veritas Real Estate of Marlton, New Jersey, was the seller.  While real estate companies have eyed well-located vacant or obsolete office buildings for industrial use in other markets, those transactions haven’t been as prevalent in the Philadelphia region. The sale of 112 West Park Drive to Prologis (NYSE: PLD) may be the first of more to come as office landlords start to evaluate their properties in a market that remains in flux.

About 80% of the building, which sits on nearly 17 acres, was vacant as a result of Comcast Corp. departing as a tenant. A few tenants occupying about 30,000 square feet remain and have leases expiring over the next couple of years.

Mount Laurel Planning Board unanimously denies plan for warehouse near Union Mill Road

A developer’s plan to build a 76,000-square-foot warehouse in Mount Laurel near Union Mill Road and Walton Avenue was unanimously denied Wednesday night by the Planning Board.

“I have major traffic concerns with the application,” said board member and Township Manager Meredith Tomczyk, who made the motion to deny the application.

Mayor Stephen Steglik, also a board member, seconded Tomczyk’s vote to deny, saying he agreed with her appraisal.

The vote was 8-0 to deny the application of Union Mill Road LLC of Wilton, Connecticut, to construct the warehouse next to the Brightview Senior Living complex on a heavily wooded property. 

Although the warehouse is a permitted use in the industrial zone, the plan could not overcome the uncertainties expressed by both residents and board members about traffic and the routing of tractor-trailer trucks to and from the site.

Trucks would have been limited to one driveway on Walton Avenue and they would have been allowed to drive only from the north down Walton Avenue, departing in the same direction. A bridge on Walton Avenue near Union Mill Road has a low weight restriction. In addition, the board in earlier meetings told the applicant that trucks should not use Fernbrooke Lane, a private road owned by Brightview.

The developer agreed to the restrictions and changed the street address of the warehouse from Union Mill Road to Walton Avenue, which would have resulted in GPS services routing most traffic to Walton Avenue, north to the property, as the board desired.
